A lender pack treated as the object that arrives

When a bank asks for a package, the sensible first move is finding out exactly which package before anybody starts building one.

Get the ask in writing early

Requests arrive vague and firm up the moment you push on them. A relationship manager saying financials could mean four quite different things, and three of them are quick.

Asking for it in writing at the start saves weeks of building the wrong object beautifully.

What can be built here

Statements prepared from books that tie, with no assurance expressed on them. A history that reconciles back to the bank. A forward cash view showing how the borrowing gets serviced. The returns that were filed, and books that agree with them.

For a great deal of ordinary lending, that is the entire ask.

What has to come from somewhere else

If the bank needs an audit, a review or a compilation with a report attached, that belongs to a firm holding the credential, and you get told so plainly on the first call.

Hearing that early is worth something by itself, because the alternative is finding out halfway through.

What actually decides whether they accept it

Banks look for consistency far more than polish. When the books, the returns and the cash view tell three different stories, a beautifully assembled pack makes things worse instead of better.

So the real work happened months before the request, in whether the file was kept in a way that survives somebody reading it closely.

Why a pack is only as good as the year behind it

Nothing in a lender pack can be better than the months it was drawn from. A pack thrown together from a file that never tied is obvious to anybody who reads these for a living.

Breadth is the close, the filings and the return kept together all year, so the pack becomes a printout instead of a project. Height is the read that told you months earlier what the bank was going to think.
